B-12 Classifieds Wednesday, Februar y 28, 2018 The Press-Dispatch NOTICE OF PUBLIC HEARING ON MODIFICATIONS TO THE ZONING ORDINANCE NOTICE IS HEREBY GIVEN that the Petersburg Plan Commission will hold a public hearing on March 8, 2018, at 4:00 o'clock PM EST in the City Hall in Petersburg, Indiana on a proposed amendment to Petersburg Zoning Ordinance Section 16.04.255 (1), 16.04.250 (1), 16.04.260 (1), to read as follows: 16.04.255 (1) PURPOSE AND INTENT, introducing the B-2 Zoning District, should read as follows: is district is intended for downtown Petersburg where storefronts are located on the front property line and parking is located on the street or behind the structure. Any structure or object in this district is expected to maintain the aesthetic historical integrity and/or architectural qualities that are the essence of the B2 District. Retail, office and institutional uses of importance to the entire community are encouraged to locate in this district. Apartments above commercial uses are encouraged; however, multifamily uses such as apartments and townhouses are permitted on separate lots. However, auto-oriented uses that require significant off-street parking or that result in the setback of the building from the front property line are excluded because of their inconsistency with the historic urban design character of downtown Petersburg. AND IT IS FURTHER HEREBY RESOLVED by the Petersburg Plan Commission that 16.04.250 (1) PURPOSE AND INTENT, Introducing the B-1 Zoning District, should read as follows: is district is intended to provide "neighborhood" retail goods and services for the convenience of residents near residential areas. Any structure or object in this district is expected to be consistent in size with nearby structures and have pleasing aesthetic qualities by utilizing varying materials along with differing planes of exterior surfaces, thus creating an architectural appeal beyond a basic plain utilitarian building. Uses that provide nondurable goods and personal services are considered "neighborhood" commercial uses appropriated in the district. AND IT IS FURTHER HEREBY RESOLVED by the Petersburg Plan Commission that 16.04.260 (1) PURPOSE AND INTENT, Introducing the B-3 Zoning District, should read as follows: is district is intended for business along arterial roadways in Petersburg outside of downtown where storefronts abut the front property line. e district permits auto-oriented uses which may be inappropriate for downtown Petersburg, and the full range of commercial retail, trade, office and wholesale uses provided all materials and goods storage (except automobiles, trucks, boats, and farm equipment) is enclosed by a structure (i.e., building or fence with no visual openings). e temporary display (not storage) of items (except automobiles, trucks, boats and farm equipment) for sale shall be within twenty feet of the front of the building; and the temporary display of all items for sale shall not intrude into any front yard setback or required landscaped buffer area. Any structure or object in this district is expected to be consistent in size with other B-3 structures in the City, and have pleasing aesthetic qualities by utilizing varying materials along with differing planes of exterior surfaces, thus creating an architectural appeal beyond a basic plain utilitarian building. e plan commission has initiated this process to provide a refinement and clarification of building aesthetics in the B-1, B-2 and B-3 Zoning Districts in and around the City of Petersburg, Indiana Written suggestions or objections to the provisions of said request and amendment may be filed with the secretary of the Petersburg Plan Commission, on or before such meeting and will be heard by the Plan Commission at the time and place specified.
