Saturday, February 4 th 9:00 AM 1801 KINGS ROAD, SHELBY, NC REAL ESTATE AUCTIONS PLUS SMALL AMOUNT PERSONAL PROPERTY Wood fl oor installation dos and don'ts Jaw-dropping features can sell a home in a heart- beat. A penthouse apart- ment with fl oor-to-ceiling windows and a panoramic view of a city skyline likely won't prove a hard sell, nor will a home with an infi nity pool overlooking a land- scape of rolling hills. As awe-inspiring as such fea- tures can be, some more subtle components, such as authentic hardwood fl oors, also can do much to make a home more ap- pealing to prospective buy- ers. Hardwood fl ooring is a sought-after commod- ity. Data from the National Association of Realtors indicates that 54 percent of home buyers are willing to pay more for hardwood fl oors. In fact, NAR fi gures indicate that 28 percent of buyers between the ages of 35 and 54 consider hardwood fl oors "very im- portant" when looking for a home. Homeowners who are considering selling their homes, or those who simply want to upgrade their existing fl ooring, may want to consider installing hardwood fl ooring. Though it's a project best left to professionals, hardwood fl ooring can be installed by skilled DIYers. In such in- stances, homeowners may want to keep these dos and don'ts in mind. DO hire a professional if you have limited or no DIY fl ooring experience. Hard- wood fl ooring installation is not generally a project for novice DIYers. Hardwood fl ooring projects may pres- ent some common chal- lenges, but no two homes are the same. So unless they have prior experience installing fl oors in multiple rooms or homes, home- owners may save them- selves time, trouble and a signifi cant amount of mon- ey hiring a professional to do the job. DON'T ignore the sub- fl oor. New hardwoods won't erase the problem of subfl oors in poor condi- tion. According to the home renovation experts at Bob- Vila.com, squeaky fl oors could be an indication that the subfl oor has begun to warp or twist. Sinking fl oors are another indica- tor of deteriorating sub- fl oors. Subfl oors should be somewhat level before new hardwoods are installed, so DIYers should inspect and address subfl oor is- sues before installing new fl ooring. DO expose wood fl oor- ing to the elements in your home prior to installation. The home improvement re- source BuildDirect recom- mends acclimating hard- woods to the space where they will be installed. Skip- ping this important step could result in gaps dur- ing the winter and cupping over the summer. To ac- climate hardwoods, open the boxes and spread them out for about a week while running the air conditioner or heater at normal levels. When storing hardwoods prior to installation, avoid keeping them in potentially moist areas like a base- ment. DON'T skimp on tools. A DIY hardwood fl ooring in- stallation might be less ex- pensive than hiring a pro- fessional, but homeowners should resist any tempta- tion to increase those sav- ings further by purchasing less costly tools or fewer tools than is necessary to complete the job. BuildDi- rect notes that DIYers will need at least a miter saw, table saw, cleat-nailer or stapler, fi nish nailer, com- pressor, jamb saw, chalk line, nail set, and tape measurer when installing hardwood fl oors. Purchase all necessary tools and read product reviews to en- sure each tool is up to the task. Wood fl oors can be awe- inspiring. Some homeown- ers can install such fl ooring on their own, and the proj- ect can be much easier if they learn as much about installation as possible pri- or to beginning the project.
