"This is especially true if either buyer has any past credit issues or credit mistakes that need to be cleared up," Rynders said. Homebuyers can ask their realtor for a mortgage lender recommenda- tion, if they don't already have a lender in mind. Rynders added that homebuyers should familiarize themselves with the numerous mortgage lending options and products on the market today before committing to one in particular. "Gaining a full understanding of what is available, including bridge loans, HELOCs (home equity line of credits), and construction and remodeling loans, (is) bet- ter for everyone involved," he said. "Additionally, you will need to determine what you can offer as a down payment," said Joe Horning, a real estate agent with Shorewest. "With the help of a mortgage loan officer, the transition from preap- proval to financing can be done with ease." Given today's bustling real estate market, it's a good idea for homeowners to reach out to mortgage lenders and real estate profes- sionals at least four months, if not earlier, before planning to close on a home. "This allows for time to find any credit repairs that need to be done, to keep an eye on the market and get a feel for pricing and areas, and to plan accordingly for their move and finances," Rynders said. Horning said it's important for people to enlist the help of a knowledgeable profes- sional when it comes to purchasing a home. "Research your real estate agent. In a fast- paced seller's market, you need the expert assistance of a professional to both help you find that property when it becomes available, and to guide you through making an offer that will get you the home of your dreams," he said. Horning noted that real estate agents also have access to the most up-to-date home listings online. Rynders encouraged potential homebuy- ers to stay focused and positive during the process, despite how competitive it can get. "In this market, it sometimes takes buyers many attempts at making an offer on a property before they 'win,' so it can be a time-consuming and frustrating process. The sooner they can begin and plan accord- ingly, the happier they will be in the end," Rynders said. "Research your real estate agent.
