Higher Cost for All Renters – Rent control also contributes to escalating costs of market- rate rental properties and new construction not subjected to rent control laws. Rent control discourages investors from new construction, limiting supply and driving costs higher for the units that are built. Studies on the effects of rent control in Berkeley also revealed that rent for non-controlled units escalated a higher rate as landlords looked to recover operating costs lost due to rent control measures. Further, rent control increases costs for any renter entering a market in the form of higher taxes to cover government programs that implement rent control policies.* My only request is that before you decide that you do or don't support rent control, that you do your research on the short and long-term effects of rent control on those communities that have passed similar ordinances.
