The growth in the legal cannabis business, combined with good deci- sions by county leaders has led to a soaring increase in the value of greenhouse properties. "It's unprecedented how the market valuation has risen for properties that qualify for cannabis production," said Chuck Allen of Keller Wil- liams Ag and Commercial." Allen has been at the center of this bustling market, con- necting sellers with buyers who are willing to pay any- where from two to 10 times as much as the property was worth just a few years ago. "I am constantly searching for additional properties for the market, both for lease and sale. The demand is astronomical. It's amazing what has happened in this market and its basically due to the genius of our the county leadership," said Allen. Monterey County is allowing cannabis to be produced at a fairly massive scale, al- lowing producers to "stack" permitted grows, sort of consolidating them at one site. However, production is limited to indoors — either in a warehouse or in a green- house. This decision made certain that the county's farmland would keep grow- ing the vital and nutritious vegetables and fruits the "Nation's Salad Bowl" is known for. Meanwhile, the valley's greenhouse proper- ties that used to power the local cut-flower industry have been put back in pro- duction and are valued more than ever. "The cut-flower industry had been devastated by im- ported flowers aer NAFTA. So, this is providing these horticultural families a real opportunity at an exit strat- egy for their retirement," Allen said. Knowing the history of the region, growing up here, and having a background in agriculture are some of the reasons why Allen is able to really understand and address the needs and con- cerns of buyers and sellers of the diverse commercial, agricultural and industrial properties in this area. Allen has been a full-time real es- tate sales, development, and management professional since 1969. Aer getting his AA degree at Hartnell, he studied Agricultural Busi- ness Management at Cal Poly. He earned his Bach- elors degree in 1963. More recently, In 2012, he earned the 172nd position among Wall Street Journal's Top 200 Real Estate Producers in the United States. Chuck was also Keller Williams Realty's highest producer in California and Hawaii in 2011. With the current boom in the Salinas Valley, this will be another big year for Allen, but it's not just cannabis greenhouses, Allen is still making deals on farmland, as well as commercial and industrial sites. "Right now, I have two dif- ferent companies looking for 100 to 200 acres of berry and vegetable farmland," he said.
