Content provided by LGI Homes By Marilyn Kennedy Melia CTW FEATURES The housing market is now a game of musical chairs. And only buyers who stake their claim before others do will wind up with the keys to a new home. How quick did suc- cessful buyers have to be in 2021, a year with sparse listings that promises to repeat itself in 2022? The National Association of Realtors (NAR) found that it took a median of eight weeks from the time a buyer started looking with a real estate agent until their successful purchase offer — a record low. But that eight-week period reflects only those who made a purchase. "Many of our clients have been looking for over a year with mul- tiple offer submissions," observes Vincent Cyr, of Keller Williams Real Estate in West Ches- ter, Pennsylvania. And they're returning this year to try again, he adds. Sometimes what a buyer is willing to offer just doesn't match the competition. But in any case, buyers must decide on offers quickly. Here are some tips to consider before you ramp up your house hunting. Narrow the field: De- fine your "must-have" list, whether it's two full bath- rooms or three bedrooms. Leave out any home lack- ing those priorities. Also, define "nice-to-have" features that you can live without, says Shannon Minsch, an agent with Charles Rutenberg Realty in Clearwater, Florida. The National Associa- tion of Realtors finds that buyers search at least two weeks online before working with an agent. "Restrict your digital favoring" solely to likely properties, advises Col- leen Kirk, marketing pro- fessor, New York Institute of Technology. Even just hitting "save to list" on an improbable home inhibits focus on realistic choices. Act only when confident: Rushing to make an offer without all key information, such as whether the home is structurally sound or whether you can swing a certain price, isn't worth it. But "if the buyer is prepared," they should act quickly, Cyr says. Stop the clock: When buyers land a home quickly, they're susceptible to worry that maybe they acted too quickly, Kirk notes. "Tell- ing others about (your purchase]) or posting it on social media should help consumers feel that the transaction is closed," Kirk concludes. th UPCOMING PUBLISHING DATES: May 20 & 22• SepteMber 23 & 25 19 H6 BAY AREA NEWS GROUP 001 Homes | Advertising Section
