New openings at River Islands New Home from page 1 River Islands is a 5,000-acre master-planned community built along the San Joaquin River in Lathrop. There's a lot hap- pening at River Islands in Lathrop, including preview showings and grand openings of a number of new-home neighborhoods. Given the popularity of the master-planned community, there are always new neighbor- hoods in the design and building phases as other successful neighbor- hoods are completed. The result is that River Islands today offers home designs from award-winning archi- tectural firms, built by some of the state's best homebuilders, priced from the low $600,000s to well over $800,000. The community en- joys a location along the shores of the San Joaquin River, and has been beautifully designed with lakes, parks, and trails. It has established its own charter school system, the River Islands Acad- emies, with two K-8 campuses open today, and a third now under construction for the fall 2022 school year. A high school is being built for a phased series of openings beginning in 2022. River Islands today counts among its ame- nities 13 lakes, a trail along the San Joaquin River, the private Is- landers Field baseball stadium, the lakeside Boathouse restaurant, parks, playing fields and open space. A Town Center with retail and restaurants is cur- rently being designed. The community has a Fire Station, already in service, and a police ad- ministrative headquar- ters building. In the future, River Islands will add to its existing plan 13 more lakes, for a total of 26 lakes throughout the community. Four more schools will be built. A second downtown area will be developed. The trail system will extend over 18 miles, ringing the entire community and offering pedestrian bridges over major in- tersections. More sports parks, community parks and neighborhood parks will be added to the plan, totaling 160 acres. Overall, approximately 40% of River Islands' total acreage will con- sist of open space. Balboa by Kiper Homes is celebrat- ing its grand opening with tours by appoint- ment. Balboa, as its name suggests, offers a waterside lifestyle, with homes and docks built along one of the community's newest lakes. Described by the builder as "clean, con- temporary, comfortable and casual," the homes at Balboa offer one- and two-story designs with three to five bedrooms and from 1,950 up to 2,859 square feet. Kiper Homes has been a long- time builder at River Islands, and its commu- nities have been among the most popular. Also open for pre- view sales are two new neighborhoods from Pulte Homes, Laguna and Sanctuary. Both are being sold from the sales office at Sunset, and floor plans and renderings are online. Laguna will have up to seven bedrooms in a 3,404-square-foot plan, and Sanctuary will offer three to six bedrooms. The Welcome Center at River Islands is open daily except Mondays from noon to 5 p.m. It is located at the corner of River Islands Park- way and Somerston Parkway.
