A homebuilder who is proposing to build a new subdivision or apartment complex must plan to make 10% to 15% of the project affordable based on these income limit calculations. Are these homes really affordable? The term afford- able can be misleading because the prices in high-income counties seem too expensive for a lot of buyers and renters. For example, one of the income cat- egories for an eligible buyer is called moder- ate-income. This is a household who earns at or below 120% of the local county median income. Income limits range from one person to eight people, and they are matched up to bed- room counts that start from a studio to four bedrooms. This means that a two-bedroom home priced for a mod- erate-income household would be targeted to a three-person household earning $135,650. A household earning that much could afford to purchase for around $580,000 and keep their housing payment at or below one-third of their income. These homes may be more appropriately called income limit-based hous- ing since the price of the home is determined by income limits. What is HouseKeys?
