By By Donald Dimitruk, RFC ® RMA A Reverse Mortgage Purchase Loan can make all the differ- ence when planning for retirement. Many times, seniors find that the 4-bedroom 2 bath home that served their family well through all the years of raising a family may be too much upkeep and not the right layout for the later years in life. Upstairs bed- rooms were a blessing when the children were young and the down- stairs living room offered refuge for those few hours of rest, peace and quiet as we recovered from one workday and prepared for the next. The stairs that once pro- vided a separation and insulation now seem an obstacle to simply crawl- ing into bed! It's time to think about the future in relation to our health and the potential for limited mobility. A Reverse Mortgage Purchase Loan can pro- vide two benefits at the same time. By selling the "Big House" you can release and capture all the equity that has built up over the years and boost your retirement nest egg to a comfort level that will last your lifetime. Seniors are living longer than the last generation and the one before so the plans we made and invested in back in our thirties may not be enough to last into our eighties, nineties and beyond. Problem solved! Next, the good news is that a Reverse Mort- gage Purchase Loan only requires 50% down payment to provide no mortgage payments for life. Let's say that the old family home sells for 1 million (this is Santa Cruz County!) and the new, smaller home is priced at $750,000, you will only need a down payment of $375,000, leaving $625,000 to create that boost to the retirement nest egg men- tioned above. Of course, there will be commis- sions and expenses to consider but simply put, the benefits of this pro- gram options may be a solution that makes sense and may lead to finan- cial independence that otherwise seemed out of reach. After all, retire- ment should be a time of relaxing and reflection on our good fortune to have lived in this time and place. Every situation is dif- ferent and sometimes a change that wasn't planned for or foreseen turns out to be a bless- ing in disguise. Retire- ment planning is often something that is put off until options become less and less. Fortunately, the Home Equity Conversion Mortgage (HECM) for Purchase is available to help solve a situation the seams unsolvable without the knowledge of all the options available. Aging in place is a high prior- ity for most seniors but having peace of mind and financial security is above all else, the goal of finan- cial planning and a happy retirement.
