Plus, when culture, dining, entertainment, education, recreation, proximity to travel destinations and cost of living are "musts" on the lifestyle list, the greater Sacramento area has a tremendous mix of everything, Velky said. "It's no wonder that so many people are consid- ering moving here." Let's talk state taxes Both Oregon and Nevada are seeing an increase in high-quality new-home construc- tion, offering people the opportunity to stay in the West for less, given some state tax benefits. In Oregon, those benefits include no sales tax. That's right — what you see is what you pay. And in Nevada, those benefits include no state income tax. Both states are among the 37 states (including California) that do not tax Social Security income. These incentives are as attractive for young families just starting out as for well-established professionals who have flexibility to work remotely or for couples and single people near- ing so-called retirement. Yachats, Oregon, for instance, may not be a familiar name among members of the Bay Area's diverse popula- tion. But on Oregon's central coast, steps from the ocean and the moun- tains, sits the beautiful community of KOHO, which is infused with small-town charm and surrounded by plenty of things to see and do. "We are getting a lot of people from out of state, including the Bay Area," said Drew Ries- eck, who co-manages the community developed and sold by her with her husband, David Rieseck. "We're very hands-on at KOHO; we find that most of our buyers want to get to know the general contractor and the builder the way they'd want to connect with the cook at their favorite restaurant." Unique to KOHO in Yachats is that the homeowners association covers much more than community maintenance and upkeep of the neigh- borhood's landscape. They also handle regu- larly scheduled main- tenance at the homes themselves, including inspections, care of paint, stain, window caulking, roof, garage doors and more. "We attract a lot of people, active adults, in their 50s, 60s and 70s, and many of them want to be out enjoying life, not maintaining their home repairs," said Rieseck. "This includes some people who work full time and remotely as well others who are retired." Rieseck also noted that, in addition to abundant arts, dining, businesses and recre- ation within Yachats itself, the city is just three hours from Portland and only 90 minutes to other major Oregon cities. Viva Las Vegas Valley If you build it, Las Vegas, they will come — to the Las Vegas area. Adapting a famous line from the legendary film, "Field of Dreams," greater Las Vegas may be the next contempo- rary stage for the real- time acting out of, "If you build it, (they) will come." This reference isn't meant to analogize Vegas with small-town Midwest hamlets or to indicate that new-home buyers will find Shoeless Joe Jackson in Vegas. Nor does the line refer to the second coming of Elvis in Vegas. But, much in the same way that Sacra- mento experienced an economic resurgence with the construction of the state-of-the art Golden 1 Center in 2016 for the NBA's Sacramento Kings, investors, builders and consumers are look- ing at greater Las Vegas through new lenses. The next time Vegas calls, for whatever personal or work-related reason that might be, carve at least half of one day to venture off The Strip and into nearby areas filled with new- home communities, upscale amenities and natural beauty.
