While December was relatively mild, there's no doubt colder weather is on the way. And, if we get a string of subzero days, frozen pipes become a concern for many. Two master plumbers who are members of National Association of the Remodeling Industry Milwaukee say the combination of extremely cold temperatures and high winds is what typically cause problems. "Strong winter gusts push cold air into a home wherever there are small gaps or cracks. When that freezing air hits pipes, it can be trouble," said Kory King, a master plumber and owner of Schoenwalder Plumb- ing in Waukesha. Pipes in drafty places or on exterior walls are the most vulnerable. To avoid potential issues, King recom- mends insulating the areas near piping where cold air can seep in and come into con- tact with pipes. Homeowners can also pro- tect pipes by wrapping them with foam pipe insulation available at local hardware stores. "If you have a kitchen or bathroom sink that's on an outside wall, we suggest opening the cabinet doors at night during extremely cold stretches so the warm air from the house can circulate around and protect those pipes," said Don Wilson, a master plumber and owner of Borth-Wilson Plumbing in Brookfield. Another preventive measure is to turn the faucet on just enough to consistently drip. This takes pressure off the pipes and goes a long way toward preventing freezing. Although it's not as common, drain pipes can freeze, too, so homeowners should watch out for slow drains this time of year. "If you have a drain that's blocked, try to snake it out yourself or call a plumber to do it," Wilson said. "Water that's sitting in a drain can freeze so you don't want to take any chances." An additional piece of plumbing advice is to know the location of your home's main water valve. In a plumbing emergency, you don't want to waste time searching for it. The main water valve is often next to the water meter. Open and close the valve at least once a year to make sure it's working. Exterior water woes Moving to the exterior of a home, both King and Wilson say hose bibs are often over- looked. If you have interior shut-off valves leading to outdoor faucets, close them and drain the water from the outside lines. Leav- ing a hose connected during the winter can cause the water inside to freeze and expand, potentially freezing your faucets and con- necting pipes. "A good number of homeowners forget to disconnect the garden hose and drain those pipes," King said. "If that happened to you, take advantage of a warm day to go outside and take care of the hose bib." Another important task for the fall or a 40- degree winter day is debris removal. Home- owners should make sure their rain gutters, downspouts and sump pump discharge hose are free of leaves, sticks and other items. Each of those elements helps whisk water away from the foundation of a home. If there's an obstruction, it means water is instead pooling around the home, which isn't good. Finally, for those who are heading out of town during the winter, it's a good idea to have someone check on your home every few days to make sure everything is OK. "Don't turn down the heat lower than 55 degrees," Wilson added. "We've had home- owners return to a flooded first floor because a pipe burst.
