The Corners Under construction after several years of planning and then delays is The Corners on the site of the former Menards and Marcus theater near the intersection of Bluemound and Barker roads. Currently, a parking structure is being con- structed upon which retail and residential buildings will be built. The main anchor for the development is upscale retailer Von Maur. Other previously announced retailers include Sendik's Food Market, Lululemon, a Café Benelux or Café Hollander from the Lowlands restaurant group, an Anthropolo- gie and an Arhaus Furniture store. Chris Speciale, vice president of leasing for Bradford Real Estate, said the grand opening for The Corners is planned for April 8, 2017, with a weekend of activities intended. The project will be almost 600,000 square feet in size with upscale apartments and an outdoor park. Speciale said The Corners is off to a great leasing start and as more construction is done, the more willing retailers are to sign up. He said the size of the Sendik's location, which will be accessible by the underground parking garage, will be about 32,000 square feet. "You may not buy ice cream and go shop- ping, but you come into the shopping center, which is key," he said. The main retail area will be about 20 feet above Bluemound Road and drivers will be able to drive straight into the parking garage from Bluemound. Another retailer eyeing the upscale retail center is Twigs, which has a location in Madi- son. Twigs sells apparel, handbags and jewel- ry. The Corridor Construction work is quickly occurring at The Corridor on the former Ruby Farm, which fronts Bluemound and Calhoun roads. Dave Arnold, executive vice president of Irgens, said the mixed use development mea- sures 66 acres, 17 acres of which will be the Shoppes at the Corridor and anchored by a Dick's Sporting Goods. A Portillo's restaurant is also highly antic- ipated. It's well-known in Illinois for its hot dogs and Italian beef. Under construction, Arnold said Portillo's is scheduled to open June 15. Ar nold said three sites remain open, including a retail space, a bank outlot and a restaurant. Charles Schwab and a telecom- munications company have also leased spaces in The Corridor, Arnold announced Tuesday. The goal is to make the development, which will have medical and health facilities, as well as office buildings along Interstate 94, be pedestrian-friendly. Arnold said Irgens is working with city officials to create the largest conference cen- ter in the area, which would have a Hilton Garden Inn connected to it. Email: kmichalets@conleynet.com Hotels undergo renovations in Brookfield By Katherine Michalets Freeman Staff BROOKFIELD — Hotels often budget renovations into their long-term plans because keeping a fresh look is important to guests, said Trisha Pugal, president and CEO of Wisconsin Hotel & Lodg- ing Association in Brookfield. For the hotels located in the heart of retail in Brookfield, it's also a result of changing ownership and increased competition. Greg Fugate, general manager of DoubleTree by Hilton Milwau- kee — Brookfield, 18155 W. Blue- mound Road, said they are cur- rently remodeling all of their guest rooms, guest room corridors and stairways, the pool area, restaurant and lounge and front desk area. "It had been about six years since we had any extensive work done, so the ownership felt it was time to do that," Fugate said. He said the hotel generally does reno- vation work every six to eight years. The guest rooms are getting a completely new look, including wallpaper, carpeting and bath- room tiles and refrigerators and microwaves will be added to all of the rooms. All furniture will also be new, he said. In the pool area, the floor, pool and whirlpool will all be resur- faced. Walls will be torn down in the restaurant and lounge to cre- ate a more social experience, Fugate said, which is something guests want. Another items guests want that will be incorporated into the renovated DoubleTree is a gift shop and market with snacks, soda and freshly made salads and sandwiches available for pur- chase. The renovation work began in late November and is anticipated to be completed by the end of May. "I want them to feel like we are providing a fresh and stylistic product and have a good experi- ence," he said. On Feb. 16, Brookfield Suites Hotel & Convention Center, 1200 S. Moorland Road, held a formal announcement for its $10 million renovation project, which will result in the business becoming an Embassy Suites by Hilton hotel. Renovations are anticipated to be completed on the 203-room property at 1200 S. Moorland Road in early May. The renovations will include 6,000 square feet of meet- ing and event space, two-bedroom suites and a spacious open atri- um. During the work, the hotel plans to remain open. The Midway Hotel & Suites, 1025 S. Moorland Road, has closed for renovations, said Greater Brook- field Chamber of Commerce Director Carol White. "I also believe part of what is encouraging the hotels to do this is the new hotel, the Home2Suites by Hilton that is coming by Goerke's Corners," she said, adding a hotel and conference cen- ter is also planned down Blue- mound Road in The Corridor. Pugal said renovations are part of a hotel's basic operational plan. "Most properties have a time- line with guide for renovations," she said. "When there is a change of ownership, it's fairly common for them to do a renovation at that point." For others like Brookfield Suites, renovations may be neces- sary to change franchises. "They each have their own approach to it and how many years between," Pugal said. "I think everyone is always trying to keep their eyes open for what's new on the horizon." White said other hotels under- going renovations in the Brook- field area include the Extended Stay America on Brookfield Road near Bluemound and the Extend- ed Stay America near Kossow and Bluemound roads. Froedtert & Medical College to open clinic in Brookfield BROOKFIELD — By the end of the year, Froedtert & the Medical College of Wisconsin plans to open a health clinic in Brookfield on North Calhoun Road. The health care organization intends to lease a space in a medi- cal office building planned by the site's developer, Irgens. According to an early March announcement, Froedtert & the Medical College of Wisconsin Calhoun Health Center will lease 15,000 square feet in the new building and offer primary care, obstetrics and gynecology, maternal fetal medicine and labo- ratory and radiology services. The former LifeTime OB/GYN prac- tice, which joined the Froedtert & MCW health network in October, will relocate to the Calhoun Health Center from its two cur- rent offices in Brookfield and Mil- waukee. Located at 1905 N. Calhoun Road, the 23,000-square-foot build- ing will occupy the site of the for- mer Venice Club restaurant. Con- struction is slated to begin in April. Dr. Mark Lodes, president, Froedtert & MCW Community Physicians, said Irgens intends to seek additional medical and den- tal tenants for the remaining 8,600 square feet of space.
