These attributes have helped Steinergroup to fill 95 per- cent of its 150,000 square feet of leasable space in the city. "You have to have a plan and a vision," DeYoe said about making a community successful. "I am assuming these (area) communities do have plans and visions, but it has to be something that people can really get behind." Deb Smith, executive director of the Delafield Chamber of Commerce and Tourism Council, said there are six ingredients for the city's success: the municipal government approving many business plans of operation each year; the Delafield chamber and the eight community events it plans in the downtown area each year; businesses working closely together and with the chamber; the great working relation- ship between city government and the chamber; the community from around Waukesha County and beyond coming to Delafield to recreate, shop and dine; and the huge amount of marketing and promotion done by the chamber and the Promotional and Tourism Council. Filling up the storefronts Ethan Elser, real estate asset manag- er for Steinergroup, said there are many reasons business owners are drawn to Delafield. It is an affluent community, there are a lot of attrac- tions from a tourist and local resident perspective and the downtown is walk- able. He said a person can have dinner at Wells Street Tavern and then go to Arte for a glass of wine or shop for olive oil at Oliva Di Vita. There has been some business turnover, Elser said, but some of that is due to business owners reviewing their strategies or determining they don't need a retail location. For others, the increasing rent was more than they could handle, he said.
