Allison Quartuccio, a real estate broker with Denali Realty Group LLC in Elm Grove, said talking to a real estate expert first to understand the ins and outs of the entire process and being preapproved by a local lender should be the first items on the checklist of first-time buyers. "Many sellers will not allow showings to a buyer who is not approved first," she said. "Buy- ers are savvier now within the last few years and most do speak with a professional first. Preap- provals are only good for 90 to 120 days, so depending on how long it takes they should remain in contact with their lender and update as necessary.' Dan Ludwig, sales director of Lake Country Shorewest Realty, agreed and said first-time home- owners also should come up with a monthly payment they can afford. "They should also have as much market knowledge as pos- sible, as well as additional expenses that come with home ownership, property taxes and the entire offer process from start to finish," he said. Quartuccio said the housing market has undergone some major changes in the past couple of years, including making it harder for people to qualify for homes. "Some of these changes are the inability to defer student loan payments, how to calculate part-time income, matching up your W2s to IRS transcripts and teachers are especially vulnera- ble if they have un-reimbursed business expenses such as school supplies," she explained. "Lenders also require much more documentation in the past so supplying anything asked in a timely manner helps the process along." Ludwig said even though it might be tougher to qualify for a loan, owning a home is an excel- lent way of life and one that can be enjoyed for years. "If you are married, consider finding out what you can qualify for on only one spouse's income," he said. "You don't want to see a home that you absolutely love, only finding out later that it is out of your finan- cial reach. Prior to even seeing homes, a buyer should have had a meeting with a lender." Ludwig said if there would be anytime to wait to search for a new home it would be until the snow is off the ground and off the roof of the home.
